Fenway Capital Advisors is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, multi-family and mixed-use properties throughout the Western United States.
The Company has offices in San Diego, California and Dallas, Texas.
The Company has a 20+ year track record, and currently owns and operates approximately 2M square feet of office properties, 500 multi-family units as well as self-storage, hospitality, and retail properties across four states.
Represent the Company in commercial real estate transactions for its portfolio of office, industrial, multi-family and mixed-use projects, including leasing, acquisitions, dispositions, and financing, land use, construction and real estate development matters.
Draft, review, and negotiate a high volume of complex real estate leases, subleases and related agreements within strict deadlines.
Draft, review, and negotiate real estate purchase and sale contracts.
Manage the transaction from contract preparation to closing, including title and survey review or response to objections, review of environmental assessments, preparation of closing documents, review of closing statements, and coordination of closings with the business and accounting teams, and title companies.
Draft, review and negotiate ancillary real estate documents (letters of intent, lease amendments, assignments, terminations, easements, license agreements, confidentiality agreements, property management agreements, brokerage agreements, SNDAs, and estoppels).
Draft, review and negotiate construction agreements, design service agreements, consulting agreements, and work letters.
Provide advice on construction related issues, including construction delays, construction disputes, lien waivers, and effective risk mitigation.
Draft, review and negotiate loan documents, including term sheets, loan agreements, guarantees, indemnity agreements, deeds of trust, promissory notes and other ancillary loan documents.
Draft, review and negotiate operating agreements, partnership agreements, joint venture agreements, offering memorandums, side letters, subscription agreements and related investor documents and regulatory filings.
Identify, analyze, and communicate legal issues that may have a material impact to the Company’s business plans; provide advice to proactively manage the company’s legal and operational risks while supporting business goals.
Work closely with the property management and leasing team to handle post lease execution issues and Landlord/Tenant relationships.
Address lease interpretation issues, assess risks and make sound and practical judgement calls.
Effectively negotiate resolution of claims and litigation.
Efficiently manage and engage in a wide range of Company internal legal matters, including commercial agreements, entity formation and management, HR/employment, and insurance.
Oversee the management of 50+ entities and formation and maintenance of entities and related agreements.
Requirements:Member in good standing with the California bar
Extensive experience (5 years plus preferred) handling complex real estate transactions, both in house and with law firm environments.
Flexible, well-organized and comfortable working in a fast-paced environment.
Effective written and verbal communication skills and organizational and planning skills with the capacity to simultaneously handle a variety of complex matters under strict deadlines and pressure.
Ability to form strong working relationship with Company team members while maintaining adherence to legal standards and Company’s policies and procedures

Pay: $135,000.
