*General:* Reporting directly to the Executive Director, the Property Manager is responsible for the day-to-day property management of a 54-unit apartment complex for seniors and a historical home/event venue.
The Property Manager oversees the physical maintenance and upkeep of the properties, performs various administrative, financial and clerical tasks, maintains positive relations with tenants and vendors, and adheres to all applicable Federal, State and local governmental rules and regulations.
The Property Manager is expected to maintain Social Service League’s high standards of professionalism and service in order to provide our senior tenants with a safe, secure and well-managed living environment, and to meet Social Service League’s mission to provide subsidized housing to seniors of limited income.
\*\*Property Manager is required to live on-site, rent and utilities included in pay package.
Social Service League of La Jolla also offers medical insurance, paid time off, sick leave, and holidays to all full-time staff.
\*\* *Duties and Responsibilities Include, but not limited to: * · Supervises and directs the work of maintenance and grounds personnel, housekeeper and kitchen personnel, reviews leave requests, addresses employee concerns and problems.
· Ensures organized management and timely fulfillment of all Maintenance Requests and landscaping needs.
· Proactively solicits and evaluates bids for hiring of maintenance contractors/vendors to complete work and signs off of quality/ work completed.
· Receives and reviews all invoices from all vendors and contractors and approves work performed for payment of invoices.
· Responds to prospective resident/tenant inquiries and processes the initial rental application to ensure applicant meets all resident/tenant eligibility requirements.
· Maintains organized current file of applicants received and regularly updates the applicant pool with prospective residents/tenants.
· Prepares new/ annual leases agreements.
· Implements resident rules as well as policies and procedures.
· Ensures that vacant units have been cleaned/ renovated and are in move-in condition within two weeks of resident move-out.
· Promptly and efficiently follows move-in and move-out checklist items, procedures and policies.
· Collects rent when due and executes receipts for money collected.
· Maintains accurate and complete rent roll on a monthly basis or as needed and prepares money collected for deposit and serves late rent notices, 3-day notices and collects late rent and fees.
· Manages maintenance and repair budget, monitors expenses and reports budget variance to the Executive Director.
· Maintains an inventory of cleaning, janitorial and maintenance supplies and orders supplies as needed.
· Accepts deliveries, checks for accuracy and signs.
· Manage guest room and guest meal reservations, coordinating with housekeeping and dining staff.
· Serves as project coordinator for large repair or renovation projects.
· Conducts a walk through of property to ensure the facility is secure at the end of each work day.
· Manages the emergency phone coverage and responds to emergencies in off-hours, as they may arise.
· Coordinate logistics for resident special events and parties.
*Requirements:* · Previous property management experience with residential properties (4+ years experience preferred) · Excellent computer skills including Microsoft Excel, Word and Outlook · Highly organized and proactive · Able to communicate effectively with people, always presenting a positive, professional image · Reporting, budgeting and financial skills are required · Associates degree preferred Job Type: Full-time Pay: $22.
